Hi everyone ,
I’ve got a valid TRV since two years ago and since then travelled twice to Canada and stayed under 3 weeks each time.

I’m 29 and planning to apply for a 8 month Diploma program at college. I really need to get some tips on Dos and donts before and at the time of my application, here’s my conditions and what I’m preparing to submit proof of :

1/ I have a Canadian Bank Account that I opened in one of my trips and have enough funds sitting there for my program ( I hope this is positive and not negative in eyes of an officer considering I have transferred a lot of my money to my Canadian bank account )

2/ I have two properties in Iran and rental income from them during my studies in Canada to support me

3/ I may be considered too old for a diploma program by the officers standard (?) as at 29 with a high school diploma I am just interested in getting a college degree

4/ I have a long travel history to Europe , Asia , Canada and etc .

5/ I have a Sister who is a Canadian Citizen (May be negative ?)

I hope I have explained enough for you to please guide me a little before submitting my application.

Ok, Having a prior TRV can help to prove that you are abiding by the decision of the Embassy and a going as a tourist and not overstaying your Visa. There is no wrong age to go back to college and since you have never gone to college a diploma or bachelors degree won't affect your visa chances as long as your reasoning is genuine. Providing a college gives you admission the visa officer will not have much reason to deny you seeing as this is your first college degree/diploma.

Now to your listed points

1) As long as you got the account by legal means without falsifying your status there is no reason for it to be negative. I personally don't think it matters if you got it in your local currency or CAD as long as you have got it.

2) They generally ask for current income (how much cash you have in the bank) though you can mention this in your SOP. If there is a place to mention this do mention it, I don't remember it being there in the form.

3) Like I said above as long as a college gives you admission and you state why you never got a college degree and what are your plans to do with the college degree it should be fine.

4) Again don't think there is a place to write that in the form but if they have access to that information it will definitely be a positive. Seeing that they are able to see rejections of visa from other countries I think the opposite should be true ( you know to visit countries and return and not overstay

5) This is where the visa officer will be on high alert as your sister is a Canadian citizen will mean that you have a chance of not returning after your studies. Seeing that you are from Iran the visa officer will be extra vigilant. Even though I have personally gone to Iran and visited I can understand that some people living there want to exit the country by any means and this will mean your application will be scrutinized. However with your prior travel history and having previously visited Canada should mean that you should avoid you being from Iran and having a relative who is a citizen of Canada. You must emphasize in your SOP that you are purely going for studies and will be returning back once your studies are over.
