I've lived in this building, and it's now quite nice (new owner upgraded everything).

It's near the mall, not "right opposite", about a 500m walk.
Opposite is actually a very large park.
The mall is at the end of the subway line, so it's a good connection to get around the city.
24 hour grocery store is about 300m from the building.
All utilities are included, and this owner is providing the internet.
