After reading through the guide it seems you don't have to be rich or own property to sponsor someone but you have to at least have a steady income capable of supporting your spouse.

Does anyone have any experience as to what is considered a high enough income to be an eligible sponsor, does having savings help at all?? Does my wife's financial situation (better than mine, owns property) have any relationship? A rough estimate would be good enough.

No one can give you a rough estimate because there is no financial requirement for spousal sponsorship. You simply have to show that you can support yourselves without having to go on welfare.

An unemployed person can sponsor their unemployed spouse, provided they show CIC how they will support themselves.
