As financial proof I have:
Bank loan
ITR(Parents)
Form 16(mine)
Payslips(mine)
LICs(Parents)

I dont have:
GIC
Fee receipt(will reach then deposit)

So i shud apply under which category

What are the differences????
1. University Category is exclusively for students who have an offer letter from a Canadian University.

2. SPP Category is for students who are applying "First time" to Colleges which are listed in the participating institutions. The processing of SPP category is relatively faster than General category. The list is here -> http://www.canadainternational.gc.ca/india-inde/visas/spp-ppe.aspx?lang=eng

3. General Category is for College applicants who could/would not apply in the SPP category due to one or other reason. There are more documents required and the processing takes more time.

Depending on where you have got an offer letter from, you should apply under SPP or University Category.

GIC is compulsory for applying under SPP.

I have an offer letter from Concordia University for MS
So should I apply under university category?
If so, is it mandatory to pay the first sem fees in advance?

2. If you read the University checklist you'll find that you have to submit these two things :

a) PREFERRED OPTION for proof of funds: Evidence of purchase of a special Guaranteed Investment Certificate (GIC) from a participating Canadian financial institution, in the amount of $10,000 CAD to cover living expenses for your first year in Canada and evidence of payment for your tuition.
As an alternate option, you can fulfill the financial requirement by submitting a copy of the receipt for your tuition fee) AND a copy of an Educational Loan from an Indian Chartered Bank equivalent to $10 000 CAD.

b) Copy of receipts for payment provided by the University.

So, Yes! You'll have to pay the tuition fees in advance.

One thing more if I apply on paper through vfs do they ask under which category I will appy or they just normally deposit the docs?

You'll have to download the University Application Checklist and put it on top of your application.

I can only apply under university category
As Concordia is nt under SPP I cannot under SPP as well

bcoz I havent paid the fees
I will pay it once i reached there
And I have applied for bank loan for approx 25000$
So without paying the fees I have only option under general category

In any of the three categories, pre-payment of University fees for first term is strongly recommended!
You can apply without paying the fees, but it will reduce your chances of getting a visa.
