Canada has provinces and if you are in Canada for only 12 days there is no way, you can do all three of those places. Pick a city and build a daily itinerary around that city. Don’t need cover letter. Do some research of where you want to visit and show that you can afford it. Decide transporation. It is your trip. Show funds, travel history, ties to home country.

I am really sorry but what do you mean exactly? can i say i'm planing for visit toronto and Banff? for example 6 days in toronto and 4 or 6 in banff? what do you think? why its not reasonable?

well, i have a great Job ties i am Manager, i have parents and siblings,Car,Bank account, but no travel history! as far as i know if its the only poor point travel history then it wouldn't make a problem if your profile strong

so how do u think? any advice i really appreciate it, thanks for your time

You do know the distance between the two places and the travel costs, right? Assume you have factored in the cost of that. What are you going to do for 6 days in Toronto?

Parents and siblings are not a tie. Family ties are a spouse and children. If single, you don’t have family ties. Other ties are a job, property, investments, business etc. Get job letter showing long term employment and approved leave. IRCC likes to see travel to the UK, US, NZ or AUS. How much in funds are you showing for going to Banff and Toronto? Funds must exceed the cost of trip as don’t want to show spending all your savings.

Well as i asked an emigration law he told me parent can be family tie! idk so what should i do to avoid ties rejection? yes i have a great job tie and also i have meeting after my trip so i have email can i prove that right?
I have to comeback for reasons one of them is the meeting with a person who is coming from another country so i cant overstay in canada
but we have only email between us can email be a prove of that ? its my responsibility to come back and doing that meeting

I have $25000 in my bank account
I can cover my trip its only for 12 or 10 days
How long do you think should i say?

I've never seen a person get reject only for reason having no travel history and no other reason to be honest
Parent is not a tie. You want a job letter on letterhead stating your job, how long with employer and approved leave for vacation. In the letter, employer can say you have a meeting to attend.

You need to cost out your trip and decide where you want to go - airfare, transportation in Canada, accomodations, food, itinerary etc. Chose either Eastern or Western Canada.
