Course duration and Visa duaration confusion

Hi guys, I'm thinking of doing a 2 year PG program in any college in Toronto and get Post Graduate Work Permit(PGWP) for 3 years and then apply PR under CEC. I'm planning for Sept'2015. Many of the post -graduate certificate courses are 8 months or one year long. As far as I know, according to Canada's immigration policy we have to complete 2 years of study to get 3 years of PGWP or else we get PGWP same as the duration of study. My agency is telling that even if I chose a 8 months course I'll get my study Visa for the period of August-2015 to September-2016 including breaks in-between semester so it'll account as one year and if again I do a similar 8 months course it'll account for another one year and thus I'll get 2 years of study visa and based on that i can get 3 years PGWP. But I've a doubt whether only actual study duration will be taken into account i.e, if I do an 8 months long course, 8+8 = 16 months and I'll only get 16 months stay back. And also anyone explain how this express entry is affecting international student getting their PR. Pls help.

1. 8 months of 'academic' term equals 1 year of study (16 months = 2 years).
2. You get SP for total 'academic' duration + 90 days extra.

8 months + 3 months(90 Days) makes only 11 months right? how does it makes 1 year? Or is it some where given that if its 8 months it equals 1 year. Kindly reply. Thanks in advance.
