Citizen outside Canada looking for apartment (tips please)

Good day,

I plan to land on Regina, SK hopefully next year. Started doing some research on renting apartments, and I'm entirely new to renting (even outside Canada).

Any tips on how renting apartment in Canada works? Should I have a job offer first before looking for an apartment? Are there advance payments needed to be paid when I get there to start renting? etc.
