Can i easily renew my PR if i buy an appartement?

Hi All,

I have my PR since 2 years now and with my current job here in my country it being hard for me to leave and move to Canada.
I would like to know if i can go to Canada during my valid PR period and buy an apartment, and from that be able to renew my PR when it expires ?

Not likely to make much difference if you own property in Canada. PR obligation is based on presence in Canada, not residency.

In particular, what matters is compliance with the PR Residency Obligation, which is really measured by presence rather than residency. To be in compliance with the PR RO your total absences from Canada, prior to the fifth year anniversary of the date you landed, need to be less than 1095 days. If at any time during the first five years you are absent (not present in Canada) a total of 1095 days, as of then you will be in breach of the PR RO and subject to losing PR status. To be clear, you could lose PR status before the date your PR card expires if you are absent for 1095 or more days during the first five years.

Example: PR who landed June 25, 2014, and left August 1, 2014, needs to be back in Canada by August 1, 2017. If not back in Canada by August 1, 2017, that PR is subject to being reported for inadmissibility upon arrival at a Canadian PoE and losing PR status. Dates on PR card are NOT relevant. (Moreover, if that PR returns, say, in July 2017, the PR will still risk losing PR status if the PR leaves again and is outside Canada more than a month more before June 24, 2019.)

Note: PR status is not renewed. The PR card does not necessarily need to be renewed in order to continue to be a PR. A breach of the PR RO can result in the loss of PR status regardless what dates are on the PR's card.
