Hi all, we plan to land in May and have tried to book airbnb for 3 months but the host declined because of a new bylaw that was passed and effective July 1.

If not via Airbnb, what are oir options when we land aside hotel rooms (but agoda only allows max 30 nights)? With no job yet, how will you be able to rent a home?

Please help for those who have landed already or those who are about to land and plan to rent.

Is this law for Toronto only or does it include entire Greater Toronto area? AirBnb was a life saver for new immigrants :(
I completely agree which why I'm gutted! I had a friend from Toronto check which one I should rent since it was in a really good neighborhood.

I don't really know the answer to your question. But the news articles only say "Toronto".

The issue that resulted in this new law being passed is that rents in Toronto were skyrocketing as landlords preferred to lease their condos/houses via AirBnB rather than to a single tenant for longer durations, as short term rentals provided substantially higher yields. As a result, the municipal government decided that only units that are the landlord's primary residence are eligible to be placed on AirBnB for short term rentals (i.e., less than 28 days). Also, secondary units (e.g., basement apartments) with a separate entrance, kitchen and bathroom are not allowed to be listed on AirBnB unless they are already leased and the tenant wishes to sublet them on a short term basis.

Thank you for this. Doesn't seem to be a big issue if you're looking to find a place for a month, sort your affairs, look for a permanent place, etc. Not worried for now, but will settling sometime April-end of June so we'll see how it goes!

Well. It's going to be big issue for people like me who prefer to book entire apt/condo instead of sharing accommodation with owner. On the other side it will hopefully give us more options to chose from for long term rentals.

Point to note is that this law is only for Toronto and as far as I know is not enforced in suburbs like Richmond Hills, Mississauga, Brampton etc.

Oh for sure, I wouldn't want to be sharing accommodations either. Is the concern that most AirBnB Hosts don't have an entire primary residence to list for short term/long term rentals?

Yup. You will need to share accommodation with landlord.

Got it. So longer than 28 days is all good, just not shorter. Certainly a big pain.
