Is $700K your budget including or excluding tax (HST), land transfer, legal, and other fees?

IMO you probably need to be looking outside of the GTA for this price point.

I would agree to your opinion because prices are crazy. My budget is 650 to 750K all inclusive. Dont want to overburden ourselves.
Outside GTA which areas to look out for which are good for families.

How far outside GTA do you willing to travel to your workplace? If you don't mind the distance, how about Thunder Bay?

Did you evaluate Calgary? Heard that you can get detached for 600-650k

You won't get something new. However, there are good properties available in places like Ajax/Guelph/St.Catharines etc The market is hot, yes, but the Golden Horseshoe is somewhat the goldilocks zone, if not the GTA proper.
