The checklist asks for Proof of cohabitation:

We live in our family house as is common in our part of the world. Can we get an "Affidavit of Residence" prepared certifying we live at the address for the period of years that we have been married (The Sponsor and the Principal Applicant). Co-sign it and also get it signed by the official landlord of the house (Principal Applicant's parent). Can this suffice in place of a joint rental agreement or joint-ownership of property?

We have been married for 5 years and have used this same address that we currently reside in for applying for proof of citizenship for our child, his first passport, Sponsor's latest passport renewal and a couple of other things.

Will an Affidavit of Residence be good enough? in addition to other things like Govt IDs mentioning us and our address etc.
We do not have electricity or Telephone or GAS in our name.. we only have internet service and cell phones and credit cards in our name as in we can produce bills for each of us where the address is mentioned.

In addition to the affidavit which is a very good idea, I would include an additional sheet explaining exactly what you just said here. Immigration has a lot of experience with applications of people living in larger family groups, in the parents family home. So it won't be unusual. But I find the extra details you mention about this being the address for your son's passport etc, these details are very persuasive. You could summarise all this on one sheet, then paper clip that sheet to the affidavidt and to all the supporting docs you are sending like bills. Everything for this answer, all put together. That's what I'd do.

Or just draw up a lease agreement with her parents.

I believe the OP is indicating that the home is shared space, with no separate utilities, and no defined separate space.
As it is common in the region for extended families to share a large home, it would seem very unusual to have a signed
'lease' for an undefined space in a family home, when that is not the usual practice.
As there is no existing lease, providing a lease would imply creating and backdating a document.
Getting an affidavit, explaining the circumstances on a separate piece of paper, and including the supporting documents,
those are all actions taken at the time of the application and don't portend to be created at an earlier time.

It's not unusual. Many people in this situation just create a lease agreement with their family.
