I always stay away from cheque transactions try to get a dd if he say he needs to pay in cash then it is also OK he might not give u a copy of the registry but you can get acknowledgement receipt from him and a bill from the vasika.
If the payment is made by cheque it needs to be mentioned in the registry but if it was cash payment there is no scope for that, it depends on person to person which terms of payment they put in the contract.
