I am guessing OP wants to take sky train/canada line to DT for school. Both richmond and surrey has sky trains stations.
But bus connection to those is very important. Some area may not have very frequent buses unless you are in walking distance to the train stations.
(Some areas right next to the stations aren't the best. You will need to see if yourself.)

As other have suggested, try to rent air B&B and look for rental after you arrived.
Cities like Burnaby, Coquitlam, North Vancouver, New Westminister are possible options. They all are reachable by sky trains.

There are also rapid buses going to DT as well.
Thanks for your valuable advise. Some told me to take air B&B first but I thought renting a place from outland would be peaceful with two young kids and quarantine situation aside from study load. Most importantly, I feel that paying $150~$200 per day in air B&B is too much for a single room. I now thinking that air B&B would be a option before we know the locality.
How do people look for rental in BC ? Should I contact agents or any suggested website?

The competition for more affordable rentals is usually tough and most landlords like to meet the tenants before signing a lease. Woulx anticipate that you may need to airbnb when first arriving and look for a rental while already in Canada.

If you are looking for affordable rentals and given that you are a student and not arriving with a job it will be very difficult to rent from abroad. Landlords usually want to meet tenants in person unless they can show a considerable bank account and you’re looking at more expensive rentals.
 
Yes, they can afford to spend more time to be wasted in traffic.

It depends where you live and where you want to go. Your residence might not be on a bus route or near a skytrain line so if you want to go to somewhere, a car will definitely be a plus. Some residences in the suburbs are either in proximity of a skytrain line or bus route so without a car is possible. Also, having a car does not always reduce commute time which depends on the traffic and the distance between places.

I seen lots of listings in between of those two. Since you are going to quarantine for at least 2 weeks, somewhere in between such as New Westminister shouldn't matter.

Issue is listings show rent only but Don't know which to believe and how to confirm which is right..

what do you mean final payment? If the rental includes utilities, it will state in it. If they requirement extra payment like cleaning cost, it's also usually included in the listing details. You may need to pay other fee and tax on top. It should be on the final payment. No rental will include things like food and supplies. You will need to handle it yourself.
If you have questions about what restaurants are good for delivery and what apps covers most options in the area, you usually can message the host. If it's air bnb, they are usually willing to answer general questions like that.
