I recently applied to seneca for a 2 yr diploma program.
I currently have a 1 yrs tuition saved up.
For my student visa application I planning on getting an affidavit of support for my sister who's a citizen of Canada and also one from my mom.i also have my main bank account and a joint one also.
Would that be enough to get a positive outcome for my student visa.

The transfer of property would be a gift deed.
Am currently working so my bank account shows weekly transactions
The fresh age of the document name change/gift history will be a dead giveaway.

Gifted or not, VOs are trained to spot such irregularities. Research this forum for similar threads if you don't believe me.

Ancestral property, houses, cars & bank accounts etc. Strong ties differ from country to country, city to city, individual to individual. Some examples of ties can be a job, a house, a family, a bank account. “Ties” are the various aspects of your life that bind you to your country of residence: your possessions, employment, social and family relationships.

I would suggest to apply under SDS or under non-SDS using GIC and 1 year fee payment so that you can avoid mentioning family sponsored financing explicitly in your SOP.

It was a suggestion for OP since they plan to declare their family is Canada who is willing to sponsor. It's different for everybody, under SDS 1 year tuition fee and GIC is sufficient, if you still want to show ties it should be on your name or it can be on your family's only if you are in the younger age range.

You will declare anyway that your sister is in Canada. [You might have seen this already, if you started filling in your online application]
Are you going to stay with your sister? If yes, please provide support letter from sister - towards accommodation only.
Your mother should provide support letter towards finances.
In your Statement of Explanation / Client Information, you have to provide a "convincing" enough reason for you to come back home, despite your sister being in Canada.
You may go on a sabbatical, without resigning from work, if that is an option.

Statement of Purpose / Statement of Explanation is uploaded as "Client Information."
The first page or first two pages should be your explanation for:
1. What is your motivation to pursue higher studies? [Educational Background, Career, Current Work, Cultural and Social Values]
2. Why did you choose Canada and the specific college/university?
3. What do you gain personally and professionally from the course, college/university and the Canada experience?
4. What do you intend to do in your home country with the knowledge and experience?
5. How do you plan to fund your entire course and your stay in Canada?
6. What ties do you have to your home country towards the assurance that you will return home after your studies.
And so on and so forth.

In the remaining pages, you can add as much as documentary evidence, such as:
1. The said support letters
2. Financial documents, pay slips, ITRs [In addition to those you provide in proof of funds]
3. Land/house/business ownership documents
4. Conditional job offers
5. Leave sanction letter, if on sabbatical.
And so on and so forth.

I hear what you say but If the transfer is legally done I don't see a problem with gift deed no matter the age of document, just like how people show POF as gift deed. I have a recent gift deed of my fathers apartment as well. Do you know of anyone who had a problem with this?

Since VO want some tangible evidence of strong home ties, I don't see many other options. For me my family is the greatest ties but having read through the forum they don't feel so unless money involved.

It can be done but it should be done properly, it's minimum 4 to 6 months months for bank statements and I guess for gifted properties it maybe a year or above only an immigration consultant or lawyer can give an accurate figure. OP was hinting about instantly presenting after being gifted.

Statement I agree should be 4-6 months so as to see the flow of money. However for gift deed such as property or money can be shown instantly as gifts are unplanned & are mostly specific to the purpose which in this case for the sake of showing home ties. I may be wrong but this is what I feel about it.
