Hello
Please Help me

My wife got refused from Student visa for the following reason:
• I am not satisfied that you will leave Canada at the end of your stay, as stipulated in subsection 216(1) of the IRPR, based on your personal assets and financial status.

• Pursuant to paragraph 220(b) of the IRPA, I am not satisfied that you have sufficient and available financial resources, without working in Canada, to maintain yourself and any family members who are accompanying you during your proposed period of study.

-She Applied for PhD with scholarship with me as visitor and 2 children as visitor also.
-I order GCMS notes, but i didnot received it yet.
-the only way to solve the 2nd problem is to increase the money in bank.

But want to ask about the 1st problem, I apply that i own many real estate and good job also she have a job in her country but the HR department refuse to give her a HR letter so we said that in the LOE and attach the bank statement shown the salary.,

to solve the 1st reason:
1-is it better to her application, that i not apply with her and my children(to decrease the Expenses ) or apply to work permit?
2-is it better to her application, i make to her power of attorney for all my assets or to sell to she some of my assets?
3-Can her father gift deed to her a assets like apartment, Can it help?
4-Me , Her father and my father will make a sponsor letter to her, Can i help?
5-For her and my 2 children (6 & 8 years) how much money will be enough in bank excluding education fees? As CIC website they need $10k+$4K+$3K+3K=20K, we apply 20K(scolarship)+15K in bank=35K.
6-She will apply some assets owned by her father and my father, it will help?
7-Have you any Suggestion?

Thank you
Please help

1. Yes - it may increase the chances of approval if she applies alone. However if she applies alone and is approved, there is no guarantee you and your children will be approved to follow. It may make more sense to all apply together if you are not willing to be separated.
2. Power of Attorneys are generally useless.
3. No - this most likely will not help. And it might harm. The apartment isn't hers. It will look like you're transferring property for the sole reason of making her application stronger.
4. Ideally you and your wife should show you have enough funds yourselves without needing sponsorship. However you can certainly include a sponsorship letter from your parents.
5. You need to show enough funds to cover her first year tuition (I don't know how much this is) + living expenses ($20K) + travel expenses (let's say $10 for a family of four).
6 - No. This won't help. The assets are not yours.

@scylla
Thank you for your reply and helping me, this is very important case for me.
I think the better way now that she will apply with my children without me ,and i will sell a real estate and gift her the money to support her in Canada + sponsor letter from me , her father and my father.
BUT how to solve the "Personal Assets" she donot own lot of real estate (Only store and car, She applied this they in addition of my lot of real estate).
-Some people said that she apply with her father's assets (she is one of the heir), and my assets or my father's assets (but i will not apply). What did you thing? How can i solve this problem?

Her father's assets are not hers. The fact she is the heir isn't material and won't strengthen her application.

If you apply along with her, you can certainly include your assets. You can also sell real estate as you've suggested to support her studies and have her apply with the children only.

The cost of taking children but not you will only reduce your costs slightly but may also increase your actual costs dramatically. Things like childcare are extremely expensive in Canada. Even if your children are school aged they may require after school care or even care before school. Your housing costs remain basically the same if you don't come to Canada but your children do.

Thank you for reply.
I will increase the money in bank as possible as i can, so its not problem.

The main problem in my case is the personal assets last time i apply with my wife as visitor ans show my lot of assets.i think i have 2 solutions:
1- i will apply with she as work permit, and apply my assets. This solution will can my her application strong in money but weak in return to country
2-i will not apply any more. She will aply with my children also with my assets , my father sponsor snd her father assets and sponsor . This solution will make her application stronger in return to country but wesk in personal assets.

Which solution is better?
Can i do something else?

Finances seem like the larger issue based on the comments but the gcms notes will confirm. You will have to explain how your assets increased all of a sudden. I assume you have deferred immigration until next semester at this point.

Iam afraid if the reason is my wife assets .so i will confused will i will do.
Applying with she or not?

If you are married it can be both of your assets.
