How valid is a CoPR?

Hi,
I had my PRcard from 2008-2013 but because my father was fighting cancer I never stayed that much in Canada and always lived in Iran and I became a medical doctor there. A couple of months ago I applied for a travel document based on humantiarian and compassionate considerations which got accepted and I moved to Canada.
I want to apply for my PRcard after I stay my 730 days in here because I have no intention of leaving Canada for now and I want to stay on the safe side.
But meanwhile I want to buy a house and apply for a mortgage and stuff like that.
Would that be a problem for those with only having the Confirmation of Permanent residence paper and the SIN number?

I don't know if this is helpful, but we're Americans and were able to get a mortgage from a Canadian bank to buy a house without any problem. We are waiting to hear about our PR application (about 10 months into the process). IOW, you have more "legitimacy" than we did, and we had no problem. There's no harm in applying, right?

The thing is I want to use my resident status for buying the house. So I don't have to pay the non-resident tax. Therefore, I need to check if I can do everything this CoPR I have.

We got a mortgage from Dejsardins without Permanent Residence, and the mortgage specialist new all about the ins and outs of the laws and mortgages. I think you should ask a bank that does loans for both PR and non-PR status, so you can get the right information.

Hey I know this thread is quite old, hoping to get a reply from you, Im in the same boat, I got my COPR but still waiting for my PR card and I'm looking to get a condo property, want to know if I will be subjected to the NRST 15%? Did you find out if we can buy with COPR without paying NRST?

We just bought a house and I used my copr as proof of being a PR with no problem.

I cannot remember if they checked our PR status. SIN, passport and Driver's Licence (show your address) is enough maybe, and if you have to deal with mortgage, proof of your income is much more important.
