Then have your father sign the Deed (as Donor), you sign (as Donee), also co-signed by 2 independent witnesses.

A signed declaration would suffice along with proof of funds transfer. IRCC doesn't ask for donor's source of funds.

In case fund id from father...Shouldn't the gift deed be from father to daughter? Or daughter can state the fift deed and take father's signature?

Since I do not have that money I will get the total amount of 27.000 CAD as a gift deed from my parents. Now my question is will it be a problem to get all of your settlement funds from someone else? Is there anyone who is/was in the same situation with me?

If not what would you suggest me to do to support my situation. For example, I can show all the wealth and assets that my parents have, I also own some assets but mine are not quick assets whereas some of my parents' are quick assets (in money form).

All you need to give a gift deed from your parents and write LOE to VO explaining for where you got the fund. Funds received from someone else beside parents won't be accepted. You don't have to show your parents assets.
 
Yes. Anything that proves the credit into your account and debit from their account.

I am gonna sale my gold to my brothers...do i need sale aggreement between 2 parties...or any other legal document mentioning to a source of fund in my account...do i also need to attach a scan copy of cheques that i received on behalf of gold from my brothers?? also if i sale gold to my brother would that be any issue??

Thanks for the help but I could not get the "LOE to VO" part. I know what LOE means Letter of Explanation but what is a VO?
And if I do the things you have listed above does it mean that I dont need to get the gift deed notarized?

VO means visa officer or CO case officer. Some says to get it notarized, some says not to. As i am in sydney, i would have definitely get a satuotory declaration which is the same as getting notirized. I would suggest to get it notarized. Thing is there are no set rules. Few did it & few didnt. No harm, if you can, it ll make your docs stronger and more supportive.

Hi! From where did you hear that funds received from someone else besides parents won´t be accepted? I´ve read of several cases where funds transferred from spouses or siblings were accepted. Thanks!

Someone else means relatives, friends etc. obviously fund from spouse's is highly acceptable.
