How long is visit? Purpose of visit/itinerary? $5k is not a lot for even a week visit. You need to show considerable funds without using all your savings. What do you mean that you have your mom? How old are you? Your mom is not a tie. Rental income is not funds.I have my mom and rental houses that was gifted to me. I have around $5000 when I applied but now it is more. I have support from house rentals.
