Student visa application through SDS

Hi,

I need some help from anyone whoever can provide me with the right information. I am looking to apply for study permit from Pakistan and Pakistan happens to be in the list of countries where one can apply through Student Direct Stream (SDS). I have got a couple of questions regarding the application process. I'll just number the questions to make it easier to answer.

1) Do I need to have a bank statement from a bank in Pakistan before applying for study permit, even when I have a GIC certificate from a Canadian bank?
2) I have completed my M.Phil and all I need is just Canadian certification, will it be worth it to apply in a college or a university? Do I need to have a higher amount in my GIC account in case of a university?
3)I have heard a couple of things about the visas being refused these days, is there anything that needs to be considered prior to applying in that regard?
4) Will I need to submit any statement of intent with the application or in other words reason for visit statement?

1. The bank statement is helpful to explain (a) where your funds are coming from (b) your ability to support yourself. This is assuming you've paid the tuition fee for the first year as well. In case of multiple year programs, the bank statement can be used to explain where the money to pay for second year tuition will come from

2. Make sure the program you are applying for is relevant to your prior studies, your prior experience, and makes sense in terms of your career path.A master's program/PhD at a university definitely makes sense if you already have a master's degree from Pakistan. Otherwise, a certificate/diploma program from a college is fine too, but only if you can justify it.

3. Pay the first year tuition, C$10,000 GIC, show funds for 2nd year tuition and other living costs. Take into consideration the rising rental prices, inflation and rising costs in Canada. Factor that when you're showing funds for living costs. The C$10,000 won't be sufficient to cover everything per month. Additionally if your spouse or children will be accompanying you, that's also an additional factor.

4. SoP is beneficial for international students, to explain their intent. It is not necessary, but most international students attach one anyway.
