when to apply for Jan 2013 intake?

Dear seniors, I want to appear in Jan 2013 intake so when should I apply for the admission by keeping in view that the Visa processing time from Pakistan is about 10-12 weeks.
Means I have to apply for visa in august or september so should I apply?. now or later?

But If I apply in sep or oct then university will grant me admission in about 2 months + 3 months processing time. In this way I might be get late to attend the classes in jan.
whats your openion?
