Weird Info.nabout renting in canada-plz help [RENTING/PAYING GUEST/HOTEL]

HAI ALL
I learnt that in Canada, the rent starts on 1st of every month and we have to serve a two month notice to vacate or pay two months rent whatever suits us . The tenancy agreement requires a twelve month contract that no party can breach.
1- I'll land in toronto on 14th feb. 2011, will i have to pay the rent from the day 1 whilst i was not a tenant?
2- what if the residence doesnt suit me, icant change it??? this is not fair
can you guys help me in finding some place to live for 2 weeks/1month/2 months so as to enable me find a residence that suits me and my family...we are 4 [with 2 little kids aging 8 and 7]. i have no relatives or friends in canada so u guys plz help me.
3- how much a hotel for 15 days will cost???
4- how to get a temporary residence ? are there any available? what sort?
i live in london and i can't leave my family alone...otherwise some one suggested "you need to land alone only five days ahead of time and then your family should fly. Otherwise there will be a lot of complications". but due to some domestic issues i can't leave my family alone.

It has been donkey's years since I rented, but I think you will find some rental agreements are on a monthly basis. It is common to be charged the first and last month's rent up front, as some people "skip on the last month's payment" by not giving notice and moving out quietly before month end. This is protection for the owner. Paying from the first of the month is also common, but may be negotiable. An owner would be smart to take a renter for that last two weeks of the month rather than leave it empty, so you may have some leverage on that. Signing a 12 month lease when you don't know the area, etc would be risky. I think your idea of finding short term accommodation is a good one. I don't know Toronto at all, so hopefully the multitudes who already moved there will pipe up soon. Wishing you soft landings and much happiness in Canada. Good Luck

try ALL Days Guest House for your short stay we booked there for 3 days. i search and i think its the best location and rate. near to all amenities, malls banks etc.

1. I suggest stay in some short stay location like hotel or guest house for 7 days, then move to some place where the rent is on month to month basis.
2. Landlords do ask for 1st and last rent upfront.
3. You dont have to pay for the period when you had not stayed in that accomodation.
4. It is right that normally the landord gives on rent on 1st or 15th of a month.
5. Somone landing in Feb will find no trouble in getting a good place of stay and at cheap rates also, cause winter months attracts low number of immigrants/ students/ tourists and I know lot of places which are vacant since Nov. Summer time it is hard to get accomodation and the landlords also increase the rent by seeing large immigrants/ students landing. Winter time those landlords starts saying please and welcome words. ;D

Do more research, you will get accommodations were monthly contracts are available but they would like the rent upfront that is at the beginning of the month.
