Should it really be 30 days before visa expiry? (30 working days or calenday days?)

Can I apply earlier than 30 days, like, maybe 35, just to be safe? I don't want to be late in sending my application

30 days is an 'estimate' for CIC. It is not a science. As long as you apply before your current visa is up is what matters so if you wait until the day before, so long as CIC gets your application before your current one expires, it doesn't matter. They request you do this 30 days in advance as a courtesy and so you aren't just hanging around for an extra month on implied status before they get your application processed.
