Yearly Income CAD $ 16000.00 approximately
Net Worth Approximately CAD $ 700,000.
Has invitation letter from Canadian friend to attend his marriage anniversary which applicant will club to his trip.
A detailed itinerary will be attached mentioning places they will visit along with hotel bookings.

Please suggest if this looks positive.

Nope. IMO, this person is not likely to be approved for a TRV

I am not a travel agent. Canadian friend is inviting him to attend his marriage anniversary. Instead of couple what if only one travels for 15 days.

Primary purpose is to attend friend's marriage anniversary only.
Attending birthdays and marriage anniversaries of someone who is not even a relative are often not considered strong reasons for travelling to Canada especially as a primary purpose. Add to that someone who only has a balance of 4000 and a yearly income of 16000 then it is a hard case to show they can afford the flights and accomodation for even a 15 day stay.

Assume rightly or wrongly the net worth of 700k is tied up in property so not really relevant from a financial viewpoint to cover flights/accomodation. Having said all that anyone can apply for a TRV as the decision will be made by IRCC not this forum

His net worth does not match his income + his age. Maybe his net worth assets were inherited or won in a lottery (?)

Thanks Bryanna for your continuous valuable input. CAD $ 16000 is his yearly income where as his Net worth is valuation of his agricultural that he has inherited from his parents.
