Hi,

Based on my personal experience;

1. Better if you start room hunting via off-campus listing on your school's website. It's "more reliable". It's even possible to reserve/book a room before you land.
2. If possible look for no-lease option, otherwise it should be of minimum duration. Make sure you understand the lease terms and what you are signing (it's not like a love letter but a legal instrument).
3. Confirm your rent (floating or fixed during lease/no-lease duration) + what's included in the rent. Check if all basic utilities (electricity, heat, wifi, cable, furnished room, hot water etc) included and, cost should be included in rent.
4. Look for room with in walking distance to your school (at least you can save money on bus fares).
