Third Party Sponsor

Hey there,

I'm from India. and will be applying for study permit after 5-10 days. My parents are my sponsors but we have very less liquid funds (5-6 lac) to show but a huge amount invested in real estate solely for my education. So I'll have a family friend sponsoring me (just to show liquid funds). Sponsor is a businessman with last years IT return of 4.45 crores and Mutual fund investments of around 51 lac. He also signed the affidavit of support. Though my parents combined income is 19 lac. So would having a family friend as a sponsor hurt my chances of getting a permit?
Bank balance in parents account to be shown: 20 lac. Bank loan: 20 lac.

I'm going for undergraduation. Total cost per year is 31-32000 CAD.

IELTS: 7.5 (7.5L + 8.5R + 6.5W + 6.5S)
10th percentage: 90
12th: 78%
