At online application it asks for these documents:

Application Form(s)
Application for Study Permit Made Outside of Canada (IMM1294)
Supporting Documents
Family Information (IMM5645)
Proof of Means of Financial Support
Passport or travel document
Digital Photo
Letter of Acceptance

but i have read here and people say: i have to send letter of explanation, home ties, property, car, and a lot of other stuffs. Please HELP!

Whatever documents you want to provide, combine all and make 1 documents. I would suggest you to make a pdf file where you can attach your Study Plan, home ties, property, car and a lot of other stuffs. Upload that document in Letter of Explanation option.
