Starting to live in Canada prior to PR

My question is about what to say at the border.

I have applied for outland PR. My wife is my approved Sponsor (She is Canadian born). We had planned to move to BC in July 2013. My wife is a teacher and got an lucrative offer for summer school, which would be nice to help bankroll us until we can begin working in Canada.

However, we sold our house and we must vacate on June 30th. We have a family friend who will house my wife, but my son and I will be moving to our place in Kelowna.

So, with a moving van I will be crossing the border without my sponsor. How problematic will that be? I will have my application receipt and explain the situation. However, the idea of being turned away at the border is making for some angst on my part.

If you are entering as visitor with reasonable personal stuff, it wood go smooth. Crossing border with van or car full of goods will of course force you to turn back.

I agree that you crossing with a van full of stuff before you have PR and without your sponsor will very likely lead to trouble. Your sponsor should be the one to cross with a van full of stuff. You should travel separately with minimal stuff. That's the best option that provides the highest chance of a smooth crossing.
