If your husband doesn’t own the land there is no point. Are you currently sponsoring your husband?

I am going to apply his vistor visa application

Unless he is able to show extremely strong ties to his home country he will be refused. He isn’t a visitor, he wants to move to Canada. There is no point in getting an affidavit if the property is in his father’s name. Does he have a longterm job that pays well? Property that is in his name? A good bank balance? Has he travelled to other countries like Australia, UK, US, etc.? Otherwise he will be denied a TRV. Many new spouses are denied TRV because they don’t believe the spouse is coming to Canada to visit and anticipate they want to move to Canada to do an inland sponsorship. Your best bet is to file for sponsorship as soon as possible.
