Proof of ties is even more important now because of changes to immigration numbers. You need to show that you have no plans to stay. You also need to justify costs of program with education and career advancement when you return, so higher pay. Need to explain why you cannot take the program from home country or online. A car is not a tie to return. Ties to return are spouse/child, income property, investments, job etc.
