Only your father is ok. I had mine notarized back home when I was in Canada. Just sent a scan copy and worked ok.

Yes, the deed has to be notarized. Non-notarized deeds are voided deeds.

Did you also provide an affidavit with the gift deed. They seem to be the same thing. Can i only provide a notarized gift deed?

Not sure about this point, but an official notoriety should be sufficient with translation if needed. I did provide an LOE.
