Received Refusal Twice. Trying to for the last time on student visa.

Hello,

I understand that Canada is not the only country for further education, but I remain committed to studying there due to its relatively affordable education (compared to other countries) and the support network I have through close friends who are well-established in Canada. This is why I am applying for a Student Visa for the third time to pursue a Master's Program at the University of Guelph.

My previous applications were refused because the visa officer was not convinced of my intent to return to my home country after my studies, and they raised concerns about my immigration status outside of Myanmar. In my earlier applications, I provided a Thailand Immigration Recommendation Letter as well as Police Clearance Certificates from both Myanmar and Thailand.

I am a Burmese citizen and was previously studying a Thai language program in Thailand. However, I have since changed my visa status to a Destination Thailand Visa (DTV), a 5-year remote work visa. Currently, I am working on my own start-up while living in Thailand.

For this third application, I am considering including evidence of my condominium assets in Thailand, which I did not show in my first two attempts as I did not hold a long-term visa at that time. In Myanmar, apart from shares in my start-up, I do not own any assets, as the rest are under my parents’ names.

I have already requested my GCMS notes to better understand the reasons for the previous refusals.

Could anyone please advise on my chances of success this time? What additional steps can I take to strengthen my application?
