Hi,

is there anyone who submitted price evaluation of their property as POF and it got accepted as well???

Please share your experiences. It seems the property i was planning to sell to arrange POF for VO docs purose will take some time after all so i am going ahead to submit evaluation of my agricultural land as POF and explain to them that i ll have liquid funds after selling this property once visa is issued...There are more chances that they will ask for POF anyways but got to take a risk.... if they do ask for another POF than i ll see what i can do...

Plz share your exp.
 
Please dont take the risk,

It will not be accepted. That will become a reason for refusal,,

Try other alternatives

Haral,

Not all visa offices accept property evaluations for POF. You indicate London as your visa office. If you read your visa-office specific instructions, property evaluations are not on the list of acceptable proof:

"Provide proof of unencumbered and readily transferable funds in a convertible currency available for settlement in Canada (for you and your family members):
•current bank certification letter; or
•evidence of savings balance; or
•fixed or time deposit statements."

Those are your options for London.
 
Hi Haral,

I did show my house which is in my name as POF during the Visa Process. They do consider it as POF for around 25 to 30 % of your overall funds.

Also, without your house, is ur POF enough? ( I mean if u need ur house to satisfy the minimum POF limit, was it still considered)

They did accept my House as POF and without house as POF i was short for around $2000. I am sure if there are no rules changed they will also accept this now.

I HAVE ONLY SUPERANNUATION FRO AUSTRALIA TO SHOW...IS IT ACCEPTABLE ?
 
We are submitting in a few days. We are showing only our house property valuations + mortgage statement as proof of funds since our equity in the house is roughly double the minimum needed so there is plenty of funds there.

We've recently spent available bank funds paying off credit card debt so that we have no encumbered debts, although we are now saving money in a savings account so if they ask for further funding proof during our processing we can provide this.

I am a member of the britishexpats.com forum and several members on there applying through London visa office have had purely house property accepted as proof of funds, although I have heard of people being asked during processing to proof how they will pay for the remainder of their application (medical fees + final CIC fee etc).

I think it is not reasonable to expect someone to sell their house to liquidate their funds and live in temporary accomodation for up to a year, when they have no idea if their application will even be accepted. At the landing stage when the application is pretty much a done deal then it is reasonable to expect people to sell up and liquidate their funds for transferring.


I am fairly sure London office will not reject applications which use property as proof of funds, even those using only the property as proof of funds, although they may ask for further bank balances during the process.

I have read few comments made by other applicants as well. some of them who had submitted property evaluation as POF were not infact rejected but they were asked to submit POF with their medicals requests. I have some money coming in from the contratcors who have rented my piece of land for agricultural purposes in feb-11 which will be enough to show them the liquid POF incase they ask for it. I just want to be sure that property evaluation as POF with complete application will not cause a straightaway rejection....with GOD`s help i will be able tackle incase they ask for POF again... Please commment on this????
