Proof of funds/ Gift Deed

I have copied this letter of explanation from another thread, Experts please advice on this matter

Dear Sir/ Madam,
As per the requirement of OINP, I have demonstrated cash balance available in my savings account XXXXXX maintained at XXXX as the proof of settlement fund and I am writing this letter to explain the deposit transaction of Rs.XXX- dated 23.02.2016 in my account statement.

My father, XXX gifted me Rs. XXX through Cheque No. 12345 dated 22.02.2016 drawn on XXX bank and it was transferred to my account on 23.02.2016. The gift was made out of his personal savings and substantiated by a Gift Deed which I have presented along with this letter. The Further, my father made the gift purely due to love and affection towards me. He doesn’t expect this money back and I am entitled to use the fund as per my wish.

I also has one question related to Proof of funds.

I don't have required balance available in my bank account right now. But I have a property which is worth more then the required balance. can i use the sale deed to provide prof of funds and sudden increase in account balance.???

Yes, if you are selling property to show POF, you can explain the sudden surge in your bank balance with the help of the sale deed.

Hi,

I'm getting the Settlement funds from my uncle and got a gift deed and an affidavit as well. Should I upload any other document to prove the relationship? Or else shall I mention in the LOE that he is my father's younger brother.

Please advise.
