If somebody bought an appartment in canada when he was a permanent resident, but, failed to achieve 730 days of residency during 5 years.

1. Does he lose his PR status.
2. If yes, what happens to the appartment he bought when he was permanent resident?
3. Does his children < 18yrs lose the pr too? or can they get their pr renewed separately.

1. He loses his PR status when immigration becomes aware that he hasn't fulfilled the 730 days. If he is outside Canada, comes to Canada with a still valid PR card and doesn't get any questions while entering, he can stay in Canada for 2 years, let his PR card expire and only apply to renew when he has the 730 days in the previous 5 years and then his PR is re-enstated.

2. He can come on a visitor visa to sell or rent out the apartment or hire someone to do it for him.

3. The children would be able to appeal for their PR once the reach the age of 18 stating that they did not wish to leave Canada but had to follow the parents. This should be done fairly soon after the age of 18. Up until the age of 22 (dependent child by immigration is until 22) they would still have a good chance to get it.
