POF question

I need some guidance with regards to proof of funds.

I have enough points to get ITA. Although I do qualify for ITA I haven't applied yet as I have an issue with POF.

Honestly speaking, my bank account is not great and i hardly have any savings to show. However my parents are willing to give me the amount required to show as POF.

my questions is lets say my parents give me the amount in end of august 2017 and give a gift deed that have gifted the amount and I get ITA in September. Would this be sufficient for us to show as POF although this amount was deposited just recently and the 6 months bank account has had limited funds (as good as zero savings) with not many transactions and the average balance of 6 months is not as required by CIC. Do you suggest i deposit the amount in September, wait for few months and than apply or getting the gift deed be good enough for me to go ahead with it ?

I went to the bank to get my POF. They dd everything properly. The only thing missing was the contact number and e-mail address. When I told them, they said we will write it by hand. Would tht be okay?
The paper will have all signatures and stamps.

Gift deed + bank letter will prove that the amount deposited is not a loan.Many applicants have shown gift deed as proof of funds.

Thanks for the reply. So is it safe to say that even though my balance is poor and as long as i have a gift deed for the money transferred to my account in the 5th or 6th month of the past 6 months statement, CIC will accept this as proof of funds and not have any further issues ?
