on its own, it might not be enough, but it's a good start. You can have a lease agreement, or a letter from her family explaining that they know of your intention to return to Canada and will host you and support you for the first 6 months. Also - you can get other proofs: write a plan of what your sponsor will do when she gets to Canada, what type of work she will look for, as well as the steps needed for you as a family to leave Korea once the visa is issued. You need to convince CIC that you will really move to Canada, and one document is probably not enough. If you don't have a job offer, it is not a problem (my sponsor didn't have it either), but you need to provide other proofs that you will indeed return to Canada.
