Hello,

I wish to invite my parents for my convocation. But they do not keep funds(savings) in the bank account, instead they prefer investing in different properties and have a fixed deposit/savings account. They are not willing to sell the properties(other than the one they are living in) before visa approval, and will be selling it once the visa is approved just to be on safe side.
Is it important for bank statement to have the amount required for their visit/living expense. Is there any way I can support the point that they have properties/investments which they will be selling after visa approval.

Why would your parents want to sell a property to pay for their visit? It is very unusual to do this.

Ideally they should have adequate financial resources to travel abroad, or else they must defer their travel plans until they can save up without selling any property/liquidating any financial investments.

Yes, your parents must prove they have the liquid finances to pay for their visit. This could be through rental income, dividends, interest earned from the FDs, etc.

Your finances are supplementary/secondary. Evidence of their liquid finances have must be submitted with the visa application.

It makes zero sense and it is illogical to sell a property just to attend your convocation. If at all anything, it only indicates that their financial situation is weak. And, this would be evident when they apply for visas = No money = Possibility of TRV refusals because they cannot afford the visit.

IMO, it is best if your parents do not apply for TRVs
