Immovable Property Ties to Home Country Convincing/Acceptable ??

Dear All,

Your expert and authentic advice and suggestions would be highly appreciated based on few of my questions/situation below:

1- Our visas were refused last year April (Principal applicant's Study permit, spouse and dependents TRV/Visitor, we applied for all at once).

2- This time we want to again apply for all at once (Got an offer of admission for two years diploma, Study permit for my wife, Open Work Permit for myself and TRV/Visitor Visas for our 2 dependents. Note we can show financial requirements for all of us as mentioned on CIC website CAD =10,000 for Student CAD =4000 for spouse and CAD =3000 for each dependent, in fact we have 3 times more to show and saved since one year).

Note that I am an IT Security professional, my current earning potential is about CAD = 4000-5000, would it be convincing factor for my open work permit? (I can produce financial proof to cover my 2 years stay in Canada while I am on Open Work Permit).

3- If we mention in the purpose of visit that we have dual intention, i.e. we would be applying for PR after competing study because there would be higher chances of success after completing study from there, what would be the probability of approval or refusal of our applications based on this? Does anyone on this forum got study permit by mentioning dual intention?

4- Property (Apartment for investment purpose) purchased on some advance booking payment (about 20-25%) and a quarterly installments are being paid, does this property considered strong ties to home country or it leaves negative impact that we have obligations to pay installments? Note the amount paid to date is about CAD =35,000.

5- Some purchases of real estate (plots) are also in similar state as above (I mean purchased on some advance booking payments and a quarterly installments are being paid). Are those worth to show for the sake of strong ties to home country?

6- Kindly suggest in best of your knowledge and experiences.
