Hi All,

1. For the new process, do you have to include the IELTS original sheet & the Proof of funds also ?

2. Regarding the Proof of funds, are property valuations acceptable ? if not, what all are acceptable as P.O.F.

Am wondering if it would be ok to arrange some money and provide a fixed deposit certificate and then file the application and then break the FD ? Does the CIO / VO ask for the p.o.f. at a later stage too ?

1. For the new process you must submit ALL supporting documents required by the CIC checklist and your visa office specific checklist. This will include not only proof of funds and IELTS score, but also employment reference letters and contracts, educational certificates including degree transcripts (you will need to order these from your University in a sealed envelope), birth certificates and marriage certificates. Please refer to your visa office checklist for the exact requirements.

2. CIC website says that proof of funds can include the value of any property owned (but not assets such as jewelry etc). However, it seems individual visa offices have their own rules regarding acceptability of property. London office accepts property, but it seems only for UK residents and not Pakistan residents (who also now have London as their visa office). So it is very much down to the visa office. If your visa office will accept property then make sure you get 2 or 3 evaluations (3 is better) and also a mortage letter or statement, and then provide calculations to show the average evaluation minus the amount owed on the mortgage. Also be sure to show the minimum required proof of funds for how many family members you are applying with.

Technically speaking, you only have to show proof of funds twice. First when you apply, and later when you land.
However, visa office can ask to see further proof of funds at any time during processing, so it would be unwise to spend the funds in the interim period.

Please find below the response received from CHC London on Property as Proof of Funds. In my querry to CHC London I have specifically mentioned that I am an applicant from Pakistan so if they only accept property as proof of funds for UK applicants then they would have mentioned in there response that they would not accept property other then from UK.



Thank you for your enquiry.

In support of your application, you should provide proof of unencumbered and readily transferable funds in a convertible
currency that is available to you for settlement in Canada (for you and your family members):
• current bank certification letter; or
• evidence of savings balance; or
• fixed or time deposit statements.

Before approving an application, the immigration officer must be satisfied that you have sufficient funds to support yourself and your family when you first arrive in Canada. The Government of Canada does not provide financial support to new skilled worker immigrants.

When first arriving in Canada as a permanent resident you will also need to show immigration officials at the port of entry that you have sufficient transferable funds for your settlement in Canada.

You can show bank statements or saving statements or value of your property after the repayment of your mortgage.
If you have been offered a job or if you are going to work in Canada on a temporary work permit you may present proof of your salary.

Hi - ok sorry, I had read one user who were from Pakistan and London had asked for bank statements because they would not accept proof of funds from property, I think this was during the 120 day process of the pre-June-26 system. I had assumed it may be more difficult for London to accept property from Pakistan residents because unlike UK residents they cannot check the land registry to confirm ownership of the property.

May be useful if any Pakistan applicant via London office can confirm their property valuations + mortgage letter/statements were accepted?

Although the above (which I think is cut+paste standard letter from CHC London) seems to indicate the property is not acceptable and application stage, but is acceptable at landing stage. This to me seems the wrong way around, normally I would think property would be acceptable at application stage (since they can't expect you to sell your house and live out of a cardboard box waiting for a visa you may not get) but then this needs to be liquidated and transferrable at the landing stage?

Damn it's confusing :) Well anyway, we sent 3 estate agent valuations including the business cards of the consultants giving the valuation, and also a mortgage letter stating the amount owed on the property, therefore showing the equity we have.

but I think the Delhi VO doesnt accept property valuations as per its checklist. but then a consultant tells me that its ok to submit that.

Another question I had was, when the proof of funds is provided, does the source of this fund need to be proved ?
