How much and how to show remaining first year fees for study visa ?

Hi All, i am planning to study University Canada West in july 2019 intake and received my offer letter. My course duration is 2 years plus 3 months(Foundation of 3 months). The fees of course is $21000 for year 1, $14000 for year 2 and $7600 for foundation. I am going to pay $7900 as per offer letter requirement to university to confirm my place and get Letter of acceptance. I am also going to make GIC of $10000. I am not sure how much of tuition fees i need to show and how to show that. I dont think i will have $21000 worth old funds in my parents(Sponsor's) bank account before filing visa. I am planning to use property valuation documents and income returns of my parents to support my case. Will that work? or should i arrange for $21000 in my parents bank accounts..but they wont be old. Or I can arrange for Student Loan from bank(last resort). Any advice will be helpful. Thanks
