So I am borrowing my money from parents. Without the intention of returning of course :) however there seem to be many complications in transferring the money to my account and getting the gift deed done.

Should my parents be present in front of the notary when getting the gift deed.

Should the transfer be a one time transfer?

What other precautions are necessary?

Has anyone got a successful pr thus way?

Even I had got a gift deed done from my father and it was accepted by CIC. Below are my comments.

Should my parents be present in front of the notary when getting the gift deed.
Its better if the donor is present in front of the notary. If this is not feasible, you can get the deed printed on the stamp paper and get signature of the donor .

Should the transfer be a one time transfer?
No. It can be multiple transactions but all the transactions must appear on the bank statement.

What other precautions are necessary?
Search this forum and you ll find format used by many and approved by CIC.

Has anyone got a successful pr thus way?
Yes. I got it done.

Can you send the format of the gift deed that you used? It would be of much help to me. Getting it signed in front of a notarized is must right?
