Funds requirements for general category

am applying again with the following funds in general category after refusal in may intake
Fees 1st semester paid + gic + father's Business 2 years it returns of 8,00000 + 500000 rental income as per rental agreement +CA CE Reports value of property on my name 5800000 value of property on mother's name 9800000.
Last time included bank statement of Rs 300000 this time I dont have enough maintain balance

My consultant told me thats fulfil all the requirements fund's are enough to satisfy the Vo. ?

Visa Officers always prefer to Liquid Cash Flow

you also need to show liquid cash in your bank account for atleast 3 months. Now including paid fees + gic + liquid cash you have to show 50 to 60K canadian dollars to make your finance strong.

I am speaking from my experience those who got visa for university under non spp, you have to show total LIquid cash funds around 50 to 60,000 CAD in your bank account for past 3 to 4 months including GIC , tuition fees, you can also include FD if you have any.

2. What if we decide to change the university after paying GIC fees? Is it a normal process? Please elaborate.

3. What time frames should we consider for GIC account creation; Amount transfer; confirmation letter or certificate? Total process of how many days?

2. What if we decide to change the university after paying GIC fees? Is it a normal process? Please elaborate. yes you can always change college / university, GIC is not related to changing college/university.

3. What time frames should we consider for GIC account creation; Amount transfer; confirmation letter or certificate? Total process of how many days? depends on time you are applying , it is as fast as 5 days and as long as 20 working days , the earlier the faster

I was worried that the GIC certificate includes the University's name on it. Does it?

If no, then can I use this GiC certificate to apply visa? with out updating or informing GIC about the university change?

Doesn't matter even if you show millions, you can satisfy VO by your academic grades & quality admission. Clearly mentioned you need CAD 10,000 + 1st year tuition & nothing more.
