As per the information from the Citizenship and Immigration Canada and website . Do I have to have to a study loa, even if my dad (sponsor) is capable of sponsoring me?

Lastly, do I have to pay the fees before I receive the visa? Is that a viable thing to do.

Thanks

1 years fees need to be paid + $10,000 GIC.

That's all.
Other financial documents can make your application strong.

are you applying under SPP or general? if you fall in SPP, then you need not worry about any Loan or proof of funds or any other documents at all. Just purchase GIC and now, effective May, 2013 session, you have an option to pay just one semester fee and you are good to go. it's not mandate now to pay full year fee under SPP. If you apply under general, then you can pay full year fee in advance and still purchase GIC or show loan of CAD$10000 which would mean around 5,50000 to cover your living cost and you are good to go.

Cheers!

Ok, but in that case what if I dont get the visa? Will I get a refund from a university?

Or is that something I should ask in my university?

I am applying for the general program. My one year fee comes to about $32K (including accomodation). Do I have to pay it all? And get a GIC too?

then you need to pay your tuition fee in advance and you can purchase GIC to cover your living cost. If somehow, your study permit is refused, you can get full refund for tuition fee except a nominal admin fee which is usually from 200 to 500 CAD dollars. and for GIC, only 100 CAD as admin fee and you will get all your money back.

what if I just have my dads movable and immovable assets list down? Along with the bank statement. Will that be enough?

If you have funds with you. All you got to do is pay tuition fee in advance and purchase GIC. However, under general category, it's advisable to provide proof of funds as well, such as Bank Loan, FD, Bank Statements & ITR of guardians - dad, mom or elder siblings.

cheers!
