Can I leave Canada before extending my study permit or I have to extend it first

Hello,

My study permit expires on the 31st of August.

However, I need to extend it.

Since the CAQ processing time takes too long and I am still waiting, I wonder if I can extend my study permit online outside Canada.

Which means I leave Canada before extending it and when I receive the CAQ, I apply for study permit extension online.

On their website they mentioned

You should apply to renew your study permit if you intend to travel outside Canada and your permit will expire while you are travelling.

If you have applied to extend your study permit and plan on traveling outside Canada while your application is in process, you can leave Canada and come back. However, one of three things will happen when you return to Canada:

You may be admitted to Canada as a temporary resident visitor, if CIC has not yet decided to extend your study permit. If so, you cannot study until you receive your new permit. The officer at the port of entry may ask you to prove you have enough money to support yourself in Canada.
You may be admitted to Canada as a student, if the officer at the port of entry can confirm that CIC extended your study permit while you were away.
You may be asked to apply for a new study permit at the port of entry.

But what's not clear is that the application should be done before LEAVING Canada or it can be done anytime before the expiration date of the current study permit ?
