Buying Car in Canada

i like to tell share my Car Searching experience in Calgary as a bew immigrent :
Since 1 week I am looking for Car .
My choice is small AWD or any Hatchback FWD with Traction control.
Cruise, AC,P/W etc
I been to few dealership (looking 2004-2009 Cars approx 100000 Km)

Picked cars like Dodge Caliber R/T, Nissan , Pointec Vibe AWD, Tyota Avenses, Honda Camery , Mazda , Honda CrV etc .

Preferance - Buying car with 1 previous owner only , Carproof report must show no Accident and rebuild status .
I am getting good car at dealer but they are overprise by atleast 3000$. And other you find with private owners - good car , cheap but Rebuilt. (Rebuilt means when car get accident and its founded worth more then price by insurance company then they make it scrap/write off and pay owner good money. They either insurance co sell those in auction or owner buy back as salvage and repair/paint it and sell ) these car wont have much value in insurance and you cant relay on there safety even if they got damage from behind .

I found 80% car on kijiji and Autotrader by private seller like that , worth mentioning that these people ate mostly people who buy scrap and rebuild it and keep with then till they sold you for 2-6 month. Though on paper they just second owner .

My budget is $ 8000 (+- 2000) depend upon car condition , brand and milage , still its not easy to find satisfactory car.

Please take car to Mechanic who will do full inspection for $ 40. And ask for carproof report before you buy any car .

I been told that if I buy car from dealer, and pay 30% down payment they can finance me .

Same car you can get for $9000 from same dealer in cash, if you finance then on top of intrest that car cost you further 2000$ expensive as they will put all taxes , dealer fee, admin fee etc if financing .

Whats your opinion on taking a car on lease for 3 years. I am planning to lease a car instead of financing or buying it.
