Buying a home with My Canadian Husband

Hi all..... I’m an American citizen and till waiting for my Spousal PR to come thru. My husband and I want to buy a home in Port Alice, BC but don’t know when we can do it most economically. His credit union only needs 5% down for him but he doesn’t qualify without my SS income added to our income. He believes they won’t consider me on the mortgage until I get my PR without a 35% down payment. Also he believes I cannot be put on his account as joint until my PR is granted. Houses there are at an all time low now and he wants to buy ASAP. Is there anyone here that has information about this? We are afraid if this process takes too long we will lose out. My PR app was accepted on February 8 and I’ve had and passed my medical and submitted FBI background and schedule A already. Thanks for any advice and help I can get

Why is he not asking these questions to his credit union rep or mortgage broker?

He has asked her and another one who is a friend. They gave two different answers so I thought I’d ask and see if there was someone here who had the answer.
