Beginning PR Application Process...Help?

Hi everyone! I'm a US citizen currently living in Canada. In October I'll be eligible to apply for Permanent Residency under the Family Class having spent a year living with my sponsor girlfriend whom is a Canadian Citizen.

A few questions;

-Do I have to be out of the country when we apply? I'm living with my girlfriend now, I've been here on a Visitors Visa since October 28th of last year.
-Are there fees for her to be my sponsor?
-Does she need to apply to be a sponsor before we submit the PR application?

...Anyone just have links to a walk-through? Any help is appreciated!

1) No - you don't have to be outside of the country to apply. You can be in Canada.
2) The total fees are $1040. This includes all fees (assuming you have no dependents to include in the application).
3) The sponsor and applicant portion of the application must be submitted together.
