American Studying in Canada

Hello. I have a few questions regarding obtaining a study permit and working off campus.

1) I planned to submit the paperwork for my study permit at the Port of Entry. To my understanding, this was preferable for US citizens as it eliminated the long processing time of doing the application online or through a visa office. It also allowed me more time to save the money needed for proof of funds. My intake is in January, so I've been saving as best as I can these past few months.

I was under the impression I would come in with my letter of acceptance from the school, a passport, another form of ID, a credit card or converted currency to pay the application fee, the study permit application, two passport sized photographs, and bank statements going back at least four months. I'd be interviewed by immigration and then a study permit would be granted to me in a few hours time, allowing me to go and study without issue assuming all goes well. Is this correct or am I mistaken here?

I've read online that people simply drove across the border and followed the above steps or even filled out the study permit application there, but I'd like to be sure.

2) When it comes to proof of ties to the United States, I'm a bit uncertain on this. I've been supporting myself for some time now and don't maintain much contact with my mother and none at all with my father. I live in a very expensive city, so the idea of someone young owning any sort of property is laughable to most.

I talk to my mother on occasion and have three siblings, but they live on the other side of the country. I also preferred supporting myself rather than relying on them, even if it's difficult at times. Other than her and a large sum of money put away for tuition in my local credit union, I don't have any real ties here. I've paid off first year tuition and will have around 21k CAD once I leave, so I think I'm okay with the first year tuition + 10k living expenses requirement. Does anyone have advice on this?

3) In regards to working on a study permit, I'm not exactly sure of the specifics. I don't believe Off-Campus Work Permits are given out anymore, but how is work eligibility assessed? I'll be attending a DLI, be in a two-year course, and will be full-time. This should qualify me, but is there a waiting period with this? I've heard six months, but I haven't gotten confirmation on it.
