advice re Thai GF applying for TRV

Hi,
Here is my situation: First met my GF in Nov 2016. Saw her again in Dec 2016. Returned to SEA for 8 weeks in 2017 - visited my GF 3 times on this trip. Returned to Thailand to visit GF for 2 weeks in April 2018. Now I would like my GF to visit Canada for 2 weeks in April 2019.
Her background:
47 year old, no kids
very good job (10+ yrs at same company, management position), boss will write letter approving of time off
owns 2 properties (condo where she lives and house that she rents out)
owns a car
parents are elderly and she provides support (not sure if this is good or bad)
she has no debt and moderate savings
Questions:
I assume the on-line application is advisable?
When to apply?
Buy return plane tickets prior to applying and include with application (my preference) or apply first. Either way I would like to buy the tickets soon, so if its best to wait for TRV approval, should I apply now (ie 10 months in advance)?
I assume I write an invitation letter - what are the key things to say?
She has traveled outside Thailand before (Korea). Visa stamps in current passport.

I'm assuming she will be successful?

She is applying super way in advance. If she intends to visit in April 2019, she must post information about her personal/professional circumstances at that time. It's too early to advise

when is the ideal time to apply? is it risky to buy the airline ticket first? what's the downside in applying super early?

Not earlier than 6 months from the intended date of entry.... but better still, about 2-3 months in advance.

Not advisable to buy tickets before visas are issued. She can include flight itineraries/can be canceled in 24 hours without paying.


1. What's your immigration status?

2. Do keep in mind: Visa officers tend to see red flags at the mention of a gf wanting to visit a Canadian partner especially if the relationship seems like it is going to the next level

why the red flag? sure some day we might decide that we want to live together and she might think of coming to Canada? This is just a 2 week visit. Tons of people have relationships abroad and often they lead to marriage, so what? I thought having a confirmed return ticket would help?
